Neighborhoods
Not a list of subdivisions. What the lot sizes, the drive, the association and the weather are genuinely like in each one — including the parts that would put some people off. Most of these are the south Salt Lake Valley, where I work most, and the rest are Washington County. A few of the Washington County ones were written before this section existed, so they open as articles rather than as pages — same writing, different address.
The same handful of mistakes come up across every one of these neighborhoods. If you read nothing else here, read these.
Association dues are not comparable figures. One community bundles water, sewer and trash into the dues and another bundles nothing, so the two numbers are not measuring the same thing. Compare dues plus whatever you still pay separately. In Monarch Meadows the townhome and detached dues differ by hundreds of dollars for exactly this reason, and the cheaper-looking option is not always cheaper.
Low dues are either good management or deferred funding, and from outside they look identical. The reserve study is the document that tells you which, and almost nobody reads it. It matters most where the association owns something expensive — a pool, courts, a gatehouse — as at Day Ranch and Pepperwood.
The city and the school district are different lines. They are drawn by different bodies and do not have to agree. Western Springs is a Riverton address assigned to Herriman High, and Oquirrh Shadows splits between two high schools depending on the house. Always check the district's own lookup for the exact address, never the neighborhood name.
One name often covers several products. Builder communities sell in phases under separate subdivision names, at different sizes and prices — Hidden Oaks and Anthem both do. Elsewhere the name describes a position rather than a plat, as at Bell Canyon. Either way, a published average across the whole name tells you very little. Ask which phase or which street.
Drive the commute twice, at the hour you would really drive it. Once on a weekday at your actual time, and once in winter if you can. It is the single most reliable way to avoid a daily regret, it costs an afternoon, and hardly anyone does it. A ridge road in September is a different road in January.
