What is Maple Hills in West Jordan like?

Short answer

Maple Hills is a West Jordan community of mid-2010s homes where listings describe an association covering snow removal, water, sewer and trash, plus a clubhouse with a pool and exercise equipment. If utilities really are included, the dues are not comparable to any other community's, and that is the thing to verify first.

Maple Hills is a West Jordan community of homes built mostly in the mid-2010s, with maple-themed streets and a well-used neighborhood park.

The reason it deserves its own page is the association, and specifically what listings say it covers.

If the dues include utilities, nothing else compares

Listings for homes here describe an association that covers snow removal, water, sewer and trash, and provides access to a clubhouse with exercise equipment and a pool, plus a playground and picnic area.

If that is accurate, it changes the arithmetic completely.

Most association dues in this valley cover common-area maintenance and perhaps snow removal. Utilities are separate, and they are not a small number. An association that bundles water, sewer and trash is collecting money you would otherwise pay to the city — so a dues figure here and a dues figure somewhere else are not measuring the same thing, and comparing them directly will mislead you in either direction.

This is the single thing to verify before you make any judgment about value here. Get the current dues in writing and get an itemized list of exactly what they cover. Then build the real comparison: dues plus whatever utilities you still pay, against the other community’s dues plus its utilities.

I am not quoting a dues figure. The listing figures I can find are inconsistent, and at least one that mentions low dues does not clearly name this subdivision — so it may be describing somewhere else entirely.

What Utah’s HOA laws say sets the statutory floor. Your recorded documents are what govern, and the association’s budget is what tells you whether the arrangement is sustainable.

Also get the reserve study. A community with a clubhouse, a pool and exercise equipment owns real physical assets with replacement cycles. Pools in particular are expensive to maintain and expensive to replace, and a thin reserve against an aging pool is a special assessment in waiting.

A note on the name

There is another Maple Hills in Utah, up by Mueller Park Canyon in the Bountiful area. It is a different place in a different county.

If you are searching records or listings and the results look wrong — wrong prices, wrong elevation, wrong schools — check you are looking at West Jordan and not the north end of the valley. Mentioning it because it has tripped up searches, not because it is interesting.

The housing

Records tagged to this community show homes largely from around 2015 to 2017, with examples running to five bedrooms, four bathrooms, over three thousand square feet and three-car garages.

Two things follow.

These are substantial houses, not starter homes. That is worth knowing if you are working from West Jordan’s reputation as the valley’s affordable single-family entry point — which is accurate for much of the city and not for this part of it.

They are around a decade old. Builder warranties are long gone and the first real wear is showing, but major systems should still have life in them. That is arguably the best age to buy: the settling and the early defects have surfaced, and the expensive replacements are still ahead rather than overdue.

Get an inspection anyway. What happens during a home inspection in Utah covers the process, and how to find out how old the roof and furnace are is the step people skip on a house that still looks new.

Radon in Utah homes applies at any age and is the cheapest serious test you can run.

Schools

Records for homes here show Fox Hollow Elementary and Copper Hills High, in Jordan School District.

Confirm the assignment for the specific address. This is the same caution as everywhere in this district, and it is not boilerplate — West Jordan’s assignments genuinely vary street by street, and Oquirrh Shadows elsewhere in the city splits between two different high schools depending on the house. The district’s own address lookup is the only authority.

The two West Jordans, in one city

Maple Hills and Oquirrh Shadows are both West Jordan and they are close to opposite propositions. Worth laying out, because the choice between these two models is the real decision in this city.

Maple Hills: newer, larger homes, an association that maintains shared amenities and may bundle utilities, a pool and clubhouse, rules about what you do with your exterior.

Oquirrh Shadows: 1980s, no association on record, no dues, no shared amenities, and no mechanism to influence what your neighbor does.

Neither is better. They suit different people, and knowing which you are is worth more than any price comparison. If you have had a bad association experience you will lean one way; if you have had a bad neighbor experience you will lean the other.

What it is like living in West Jordan covers the city, the best neighborhoods in West Jordan sets these against each other, and West Jordan against South Jordan is the comparison most buyers run next.

The position and the commute

This is the west side of West Jordan. Getting north and east means Bangerter Highway or 5600 West, and both carry real volume at peak.

Whether there is an airport in West Jordan answers a question people genuinely ask about this side of the valley, and the honest answer matters more for noise than for convenience.

Drive your actual commute at your actual hour before you commit. Twice, on different days. I say it on every page because it is the most reliable way buyers avoid a daily regret, and almost nobody does it.

Who it suits

Buyers who want a larger, relatively new home and genuinely want the amenities and the maintenance handled.

Households who will use a pool and a clubhouse. If you will, the value here may be real — especially if utilities are bundled.

People who prefer a governed community with predictable streets and are comfortable with rules about exteriors and parking.

Who it does not

Anyone who resents an association. This is the governed end of West Jordan.

Anyone looking for the city’s affordable entry point. That exists here, and it is not this community.

Anyone who will not read the budget and the reserve study. With a pool in the picture, that is where the risk lives.

What I actually see

Buyers who hear “dues include water, sewer and trash” and either dismiss the dues as high or accept them as a bargain, without doing the comparison properly.

The comparison is dues plus your remaining utilities, against the alternative’s dues plus its utilities. Done that way the answer is often clear and sometimes surprising. Done by comparing dues alone it is meaningless, and that is how most people do it.

The second pattern is the pool. Buyers who will use it think the dues are excellent value, and they are usually right. Buyers who never go treat it as a tax. Both are paying for the same concrete, and the difference is whether the household matches the community.

And the reserve study, again. A ten-year-old pool is approaching the age where real money gets spent on it.

What to do next

Get the dues in writing with an itemized list of what they include, and get the reserve study with them. Confirm the school assignment for the address with Jordan School District. Then do the real dues-plus-utilities comparison against whatever else you are considering.

Nearby

Oquirrh Shadows is the same city and the opposite model, and touring both is the fastest way to find out which you want. Daybreak’s villages in South Jordan are the large master-planned version of the governed, amenity-rich approach, and Western Springs in Riverton is the comparable newer mix just south.

Everything is on the neighborhoods page.

Note: The association’s coverage, the amenities, build years, home sizes and school feeders above all come from property listings and public-record aggregator pages rather than from West Jordan City, Jordan School District or the association. Listing dues figures are inconsistent and at least one may describe a different subdivision, so none appear here. Confirm dues, what they cover and the reserve position with the association and your title company, and schools with the district.
