What is Highland Park in Daybreak like?

Short answer

Highland Park is Daybreak's first village on the west side of Mountain View Corridor — part of what Daybreak calls the Upper Villages. It has its own large park with soccer fields and pickleball courts, and a planned café and pool. Being across the corridor from the rest of Daybreak is the thing to think hardest about.

Highland Park is the village that put Daybreak on the other side of Mountain View Corridor.

Daybreak’s own materials describe it as the first village on the west side of the corridor, part of what they call the Upper Villages. Everything else about it follows from that position, so it is worth thinking about properly rather than treating it as a detail of the address.

What being west of the corridor means

Mountain View Corridor is a major road, and living on the far side of one changes daily life in ways a map does not convey.

It is a barrier as much as a route. Crossing it is a specific act — at a specific crossing, with specific traffic. If the amenity you want is on the east side, “in Daybreak” and “a short walk away” are not the same claim.

Daybreak’s design intent is walkability, with homes within roughly a five-minute walk or bike ride of a significant amenity. That intent holds within a village. It does not mean you walk across the corridor to the lake.

Noise and proximity vary a lot by street. A home backing the corridor and a home several streets in are different purchases, and this is one of the clearest cases where you should stand in the yard before you decide.

Whether living near the Mountain View Corridor matters when buying is written about Herriman, but the corridor is the same road and the analysis transfers directly. Read it before you tour here.

The counterweight is real: being on the growth edge generally means newer housing and more house for the money, and the west side is where Daybreak’s newer building has been happening.

What the village has of its own

This is the reassuring part, and it is why the corridor question is manageable rather than disqualifying.

Highland Park — the park the village is named for — sits west of the corridor and north of Lake Avenue, and has a playground, a covered pavilion, soccer fields and pickleball courts. That is a substantial park, on your side of the road.

Daybreak’s materials also describe a café and a pool in the village’s planned mix, and the village has an information center Daybreak calls the Hub, near a bakery and café.

Check what is actually built versus planned before you count on any of it. Master-planned communities publish an intended mix, phases shift, and a planned pool is not a pool. Ask Daybreak directly what is open today for the village you are buying in.

The housing

Listings show mostly townhomes with some detached homes, built largely in the late 2010s into the early 2020s.

Two things follow.

Townhome and detached are different purchases with different association terms and different maintenance. Establish which you are looking at before comparing prices, because the gap between them is not a discount.

Builder branding here has changed. Daybreak’s own pages note that a townhome builder’s branding shifted after 2021 and may appear under more than one name. If you are researching a specific home’s builder, that is worth knowing so you do not conclude you have found two different products.

The association

Daybreak’s association is substantial and what it covers varies by housing type. What the Daybreak HOA covers is the starting point, and your own documents for your own home are the authority.

Ask specifically which amenities your dues give you access to. In a community this large with villages on both sides of a major road, “access to Daybreak’s amenities” is worth pinning down rather than assuming.

Utah’s HOA laws set the statutory floor underneath all of it.

The rest of Daybreak

You are buying into the larger community too, and that is most of the appeal.

What it is like living in Daybreak is the overview. Oquirrh Lake is the feature everyone asks about — and note it is on the east side. Bingham Creek Regional Park is the other large green space in reach.

For getting out, the TRAX commute from Daybreak to downtown is the genuine advantage of buying in this community, and worth checking which station you would actually use from the west side.

Herriman against Daybreak is the comparison most buyers out here are running, and what it is like living in South Jordan covers the city.

Who it suits

Buyers who want Daybreak’s newer housing and are clear-eyed that they are on the west side of the corridor.

Households who will use a soccer field and pickleball courts more than they will use the lake — in which case the village’s own park is better placed for you than the east side is.

People who want more house for the money within Daybreak, which is generally what the west side offers.

Who it does not

Anyone whose picture of Daybreak is walking to the lake. That is an east-side life.

Anyone sensitive to road noise who does not carefully choose their street.

Anyone counting on planned amenities being open on their timeline.

What I actually see

Buyers who tour the east side, fall for the lake and the walkability, and then buy on the west side because it was better value — without re-examining what they fell for. Those are two different products at two different prices, and the price difference is telling you something real.

That is not an argument against the west side. It is an argument for being honest about which version of Daybreak you are buying, because the value is genuine and the amenity picture is different.

The other pattern is the planned-versus-built confusion. People buy partly for a café or a pool they saw in the village’s materials. Ask what is open now, in writing, and make the decision on that.

What to do next

Stand on the lot at a weekday rush hour and listen. Ask Daybreak what is built and open in the village today rather than planned. Then get the association documents for your specific housing type and check exactly which amenities they cover.

Nearby

Daybreak’s other villages cover the east side, which is the comparison to run. Garden Park is the age-restricted village within the same community. Further out, Oquirrh Shadows in West Jordan is the no-association contrast and Rosecrest in Herriman is the other large master-planned option.

Everything is on the neighborhoods page, and the best neighborhoods in South Jordan sets this one against the city.

Note: The village’s position, the park’s features and location, the Hub and the planned café and pool come from Daybreak’s own published materials; housing mix and build years come from listings and are approximate. Planned amenities may not be built. No prices appear here. Confirm what is open, and what your dues cover, with Daybreak and your title company.
