What is Long Valley in Washington, Utah like?

Short answer

Long Valley is a large production-builder community in Washington City, planned at over two thousand homes, with pools, pickleball courts, a splash park and dog parks. Lots are compact and it divides into sub-communities with their own associations. Reported dues vary enormously between sources, so get yours in writing.

Long Valley is a large production-builder community in Washington City, reported as a plan of more than two thousand homes, with a substantial amenity set — swimming pools, a hot tub, pickleball courts, a playground, a splash park and dog parks.

It divides into sub-communities with their own names and associations: Iron Top, Standing Rock East, Starr Springs and Lavender Canyon all appear in records.

Nobody reports the dues consistently

This is the practical warning, and it is worth stating bluntly.

Aggregator reports on this community give monthly dues of fifty dollars in one place, a hundred and fifteen in another, and a hundred and twenty for one sub-community — sometimes for the same community in reports a month apart.

I am not going to repeat any of those as fact. What the spread tells you is useful on its own: the dues here vary by sub-community, and the figures in circulation are not reliable.

So the only sensible approach is to get the number in writing for the specific address, with an itemized list of what it covers. Then ask the same question of any home you are comparing it to, because a dues figure from a different sub-community is not a comparison.

Then ask for the reserve study. Pools, a hot tub, a splash park and courts are substantial shared assets, and in a community still being built the reserve is still being established. Ask what is funded and what the budget projects at build-out — in an early master plan the developer often carries costs that later transfer to the homeowners association, so today’s dues are not a reliable guide to tomorrow’s.

Whether homes in Washington County have HOAs covers the general landscape.

Compact lots and a single builder at scale

Two things follow from this being a production-builder community of this size.

The lots are small. Reported median home sizes sit in the range you would expect for this kind of development, and the lots are compact — this is efficient use of land rather than acreage. If space around the house is what you want, this is the wrong community and Dammeron Valley or a larger-lot neighborhood is the right direction.

Consistency is the upside. A single builder at scale means predictable construction, a known product and a deep pool of comparable sales — which makes valuation easier here than in a custom neighborhood. That is a genuine advantage and it is rarely mentioned.

The flip side is sameness, and whether that bothers you is a matter of taste rather than a defect.

Whether to buy new construction in St. George covers the broader call, whether builder incentives are worth it covers the money — they are real and they are not a discount — and whether you need an agent to buy new construction covers representation, which matters when the sales office works for the builder. What to ask a builder transfers directly.

Still being built

A plan of this size takes years, and the usual consequences apply.

You will live beside construction, including the next phase of your own street.

Landscaping is young, which in this climate means very little shade for years. On a compact lot with no mature trees, summer is the full southern Utah experience — whether St. George is too hot to live in is the honest treatment and whether you need air conditioning answers itself.

Ask what amenities are open today rather than what the plan shows. A splash park under construction is not a splash park.

Ask Washington City what is approved on the parcels around the lot, rather than asking the sales office. How to find out what will be built next to a house is the process.

Schools

Records for homes here show Horizon Elementary, Pine View Middle and Pine View High.

Confirm the assignment for the specific address with the district rather than taking it from a listing. Washington County is adding schools and boundaries get redrawn, and in a community of two thousand homes still filling in, that is more likely than usual.

What the schools are like in Washington County covers the broader picture.

Washington City

The difference between Washington County and Washington City is worth getting straight, because the names genuinely confuse people.

Whether Washington City is a good place to live covers the city, whether it suits families covers the question most buyers here are asking, and the best neighborhoods in Washington City sets this against the rest.

The comparisons: Washington City against St. George and against Hurricane.

Practical southern Utah items that apply here: keeping a yard alive, whether xeriscaping is required, whether you need flood insurance and what property taxes are like.

Who it suits

First-time buyers and downsizers who want new construction at the accessible end of this county, with amenities included.

Households who will use a pool and a splash park, which in this climate is most families.

Buyers who value a predictable product and a deep set of comparable sales over character.

Anyone who would rather have low maintenance and a small lot than space and work.

Who it does not

Anyone who wants land. The lots are compact by design.

Anyone who wants mature shade now.

Anyone who wants a settled street. At two thousand homes, that is years away.

Anyone comparing homes here on a dues figure from an aggregator rather than from the association.

What I actually see

Buyers who arrive with a dues number they read online and build a budget around it.

In this community that number could be off by more than double, depending on which source they found and which sub-community they end up in. It is the clearest case I have come across of figures circulating without anyone checking them, and the fix is one email to the association.

The other pattern is the shade problem. People tour in spring, love the amenities, and move in to a compact lot with young landscaping. The pool helps. It is still a hot summer on a small lot with no tree, and that is worth picturing honestly in March.

What to do next

Establish the sub-community from the parcel record, then get the dues in writing with what they cover and the reserve position. Confirm schools with the district. Ask what amenities are open today, and ask Washington City what is approved nearby.

I am Kelsey Earl, a Realtor with Keller Williams South Valley, and I would rather email the association for a real dues figure than let a client budget from an aggregator. Send me an address in Long Valley and I will get you the real number.

Nearby

Sienna Hills and Stucki Farms are the other Washington City communities I have written up — Sienna Hills for a finished amenity set, Stucki Farms for a wider range of products. Divario is the St. George equivalent in stage, and Dammeron Valley is the opposite end of the county entirely.

The established alternatives in the city are written up as posts: Coral Canyon, Green Springs and Washington Fields.

Everything is on the neighborhoods page.

Note: The plan size, builder, amenities, sub-community names, dues, home sizes and school feeders above come from listing-site community reports and builder material rather than from the associations, the builder directly or Washington City. The reported dues figures contradict each other across sources and none appear here as fact. Confirm dues and coverage with the specific association, and schools with the district.
