Is Herriman a good place for dogs?
Yes, with two specific limits. Herriman has the five-acre K-9 Memorial Dog Park on Herriman Main Street, extensive trail access and larger lots than most of the valley. Dogs are not permitted on the Blackridge Reservoir beach and off-leash dogs are not allowed there. Dog park parking is also restricted.
Herriman is a good place for dogs, mostly because of lot sizes and trail access rather than because of any single amenity.
The city does have a dedicated facility. The K-9 Memorial Dog Park at 5075 West Herriman Main Street is nearly five acres and open, with benches, a grass area and a parking lot, open 7:30 a.m. to dusk (Herriman City). It was built partly as a permanent tribute to police K9s Dingo and Hondo, both of which were killed in the line of duty serving Herriman.
The two limits worth knowing before you buy
Dogs are not allowed on the Blackridge Reservoir beach. This one disappoints people, because a reservoir inside city limits sounds like the obvious place to take a dog on a summer evening. The city prohibits dogs on the beach, and off-leash dogs are not permitted there at all. If walking the dog down to the water was part of the picture you had, adjust it now rather than after closing. Is Blackridge Reservoir worth living near covers the rest of the rules around it.
Dog park parking is restricted. Parking is not permitted in the surrounding neighborhoods, on Main Street, or on private roads. When the lot fills, the city directs visitors to J. Lynn Crane Park, which is a short walk away. On a Saturday morning that is a real consideration, and if you live in those surrounding streets it is the reason the restriction exists.
What actually makes it good for dogs
Three things, in order of how much they matter day to day.
Lot sizes. This is the real answer and it has nothing to do with public amenities. Herriman generally offers more yard for the money than the cities to the north and east, and for a dog owner a usable yard beats any park. If you are weighing neighborhoods on this, the yard is the variable to optimize.
Trail access. The city has trail connections at several parks — Emmeline, Freeman, Manas Way and Wildflower all list trails, Wildflower has an asphalt path with outdoor exercise equipment, and there is a trailhead at the Juniper Canyon Recreation Area as well as at Blackridge. For a dog that needs a real walk rather than a loop of the block, that network is the practical amenity. Does Herriman have good trails goes into what is actually there.
Open space at the edges. The western and southern edges of the city back onto undeveloped land, which is pleasant for walking and carries its own considerations — is wildfire a risk for homes in Herriman is the one I would read before buying on that boundary.
The climate issues nobody mentions
Two, and I raise them with every client moving a dog here from a milder place. For the seasonal side of getting out, where the Christmas lights are in Herriman is the December version.
Summer pavement. Herriman summers are hot and dry, and asphalt and concrete hold heat long after the air cools. Midday walks on paved trails are hard on paws. In practice this compresses dog walking into early morning and later evening for a good part of the year, which is fine once you plan for it and frustrating if you did not.
Wind and dust. Herriman is genuinely windy, more than buyers expect, and the exposed west side carries dust. For a dog with respiratory sensitivities that is worth knowing. Is Herriman windy is not a lifestyle aside here, it is relevant.
Winter is manageable. It snows, the city plows, and most dogs are fine. What is winter like in Herriman has the honest version.
The HOA question, which matters more than the parks
This is where I would spend your attention. If you are selling with animals in the house, what to do with pets when selling covers what it quietly costs you.
A meaningful share of Herriman housing sits under an HOA, and HOA rules can govern pet numbers, breed restrictions, fencing height and materials, where a dog run may go, and whether you can install one at all. A city with a five-acre dog park does you no good if your own association will not let you fence the yard the way you need.
So the order of checks I would run on a specific house is: the HOA documents first, the yard second, the parks third. Do homes in Herriman have HOAs covers how prevalent they are and what to request.
Get the actual recorded documents rather than a summary from a listing. Pet and fencing provisions are exactly the kind of thing that gets described loosely and enforced precisely.
What to check before you write an offer
| What | Why |
|---|---|
| HOA pet, fence and dog-run rules | The binding constraint, not the parks |
| Usable yard area, fenced or fenceable | Matters more daily than any public amenity |
| Fence condition and height | Replacement is a real cost and may need approval |
| Distance to the nearest trailhead | Walk it, do not measure it on a map |
| Shade on your walking route | Decides whether you use it in July |
| Whether you are in the Blackridge permit area | Affects parking, not dogs, but it is the same afternoon |
The shade row is the one people skip and then regret. An unshaded path in a dry climate is usable at the ends of the day and not much in between.
Who Herriman suits, and who it does not
It suits owners of larger or high-energy dogs who want yard and trail rather than a small park. It suits households who walk early or late anyway. It suits anyone who would rather have space than proximity.
It suits less well someone who wants to walk to water with a dog, which is specifically not permitted at Blackridge. It suits less well a buyer who needs a short walk to a fenced off-leash area from their front door, since the dog park serves the whole city from one location. And it suits less well anyone unwilling to read HOA documents, because that is where the real rules live.
If you are comparing cities on this, the comparison is mostly about lot size and HOA strictness rather than public facilities. Herriman vs Riverton and Draper vs Herriman are the two comparisons that come up most, and yard size is a fair part of both.
The short version
Five-acre K-9 Memorial Dog Park at 5075 West Herriman Main Street, open 7:30 a.m. to dusk, with restricted parking and overflow at J. Lynn Crane Park. Good trail access across several parks. No dogs on the Blackridge beach and no off-leash dogs there. The HOA documents matter more than any of it.
I am Kelsey Earl, a Realtor with Keller Williams South Valley, and for dog owners I read the HOA pet and fencing provisions before we tour rather than after we find a house they love, because that is the clause that has cost my clients the most disappointment.
