Can I park an RV in my driveway in Herriman?

Quick answer

Usually yes, within limits. Herriman allows accessory vehicles to be stored on a lot that already has a home on it, with the number capped by lot size. The street is the hard no: campers and trailers cannot sit on a Herriman street except while being loaded or unloaded. Your HOA may be stricter than the city.

Usually yes, you can park an RV in your Herriman driveway, but the number you can keep and the surface it sits on are both regulated. The street is where people get caught: campers, trailers and motorhomes cannot be parked on a Herriman street except while they are actively being loaded or unloaded.

That distinction matters more than it sounds, because most of the complaints I hear about from buyers are not about the city at all. They are about a neighbor, an HOA letter, or a driveway that turned out to be too short for the trailer they already owned. If you would rather solve it with a building than a driveway, whether you can find a house with an RV garage near Herriman covers where those actually turn up.

What Herriman’s accessory vehicle rules actually say

Herriman groups recreational vehicles, trailers, campers and utility trailers into one category it calls accessory vehicles, and handles them under Ordinance 10-29-22, Accessory Vehicle Storage. The city’s own summary of that ordinance says the changes took effect on October 10, 2025 (Herriman City, herriman.gov/av-storage, checked October 20, 2026).

The parts that decide whether your rig fits:

One honest gap worth naming: the city’s summary page does not spell out whether an accessory vehicle may sit in a front yard, and it does not publish the setback distances or the lot-size thresholds that separate a small lot from a large one. Those live in the full code text. If the answer decides whether you buy a particular house, call Herriman Community Services at 801-758-0080 and get it in writing rather than relying on a summary, mine included.

The street rules are the ones that generate letters

Herriman’s parking rules are separate from the storage rules, and they are stricter than most people expect.

SituationWhat Herriman allows
Camper, RV or trailer on a public streetNot allowed except while actively loading or unloading, and no longer than 12 hours (city code 6-5-5B and 6-5-12)
Any vehicle on a public streetNo more than 24 hours at a time
Parking near a drivewayCannot block a driveway or sit within five feet of one (6-5-1)
Snow seasonNo parking on the odd-numbered address side of the street when it is snowing or there is snow on the road, November 1 through April 1 (6-5-5A)

Source for all four: Herriman City parking FAQ, herriman.gov/parking-faq, checked October 20, 2026.

Read that snow rule again if you own a trailer. Between November and April, Herriman gets snow that has to be plowed, and the odd-side restriction is the city making room for the plow. A trailer parked on the wrong side during a storm is the single easiest way to collect a citation here.

What I actually see go wrong

The ordinance is not usually the problem. Three other things are.

The driveway is shorter than the listing suggests. A lot of Herriman driveways were built for two cars, not for a truck plus a twenty-eight-foot trailer. Before you write an offer, measure. Bring a tape measure to the second showing and measure from the garage door to the sidewalk, because the sidewalk is where your driveway legally ends. A rig that overhangs the sidewalk is a problem no permit fixes.

The HOA is stricter than the city. This is the one that surprises people most. City permission is not HOA permission. Plenty of Herriman subdivisions prohibit visible RV storage entirely, or allow it for a limited window to load and unload. Utah law limits what an association can restrict about ordinary operable vehicles, but recreational vehicles are treated differently, and an association can still restrict them. Read the CC&Rs for the specific subdivision, not a neighboring one. If you are not sure whether the home you are looking at even has an association, whether Herriman homes have HOAs is worth reading first.

The lot is big on paper and unusable in practice. Herriman has genuinely large lots in some areas and compact ones in others, and the gap between the two is wide. A quarter-acre lot with a steep rear slope and a drainage swale may have no flat, accessible place to park anything. How big Herriman lots actually are covers the variation, and it is worth looking at a plat rather than an acreage figure.

If RV parking is a requirement, buy for it on purpose

When a client tells me the trailer is non-negotiable, I stop treating it as a feature and start treating it as a filter. It narrows the search faster than almost anything else, and that is useful rather than discouraging.

What to look for, in order:

  1. A side yard with gate access. This is the single best configuration, and it is the one that satisfies both the city and most associations, because the rig ends up out of the front view.
  2. An extra-deep driveway or a third bay. A deep RV bay solves the problem permanently and tends to hold value in a market where a lot of households own something towable.
  3. No association, or a permissive one. Older pockets and larger-lot areas are more likely to be unrestricted. This is checkable before you tour.
  4. A corner or flag lot with a usable second frontage. Sometimes a lot that looks awkward on the plat is the one that works.

The order matters. Buyers often find the house first and then try to make the parking work, and that is the sequence that ends with a storage unit payment nobody budgeted for.

Who should not count on parking it at home

If you are buying in a newer, denser Herriman subdivision with a strong association and a standard two-car driveway, assume you will be storing the rig off site and price that in. That is not a reason to avoid the neighborhood. It is a reason to know the number before you commit, because paid storage is a recurring cost and it changes what you can afford on the house itself.

The same goes for anyone planning to live in the RV while building. The city prohibits it outside a narrow permitted exception tied to construction, and that exception is not something to assume you will get.

What to do next

Get three answers before you write an offer: the subdivision’s CC&R language on recreational vehicles, the city’s current rule for your specific lot size, and the actual measured length of the driveway. Any one of them can be the reason a house does not work, and all three are knowable in a day.

I am Kelsey Earl, a Realtor with Keller Williams South Valley and I work this side of the valley, so if you tell me what you are towing and how often you use it, I can tell you which Herriman pockets are worth touring and which ones will fight you. Tell me what you are working with and I will narrow it down before you spend a Saturday driving.

Note: Ordinance details and code sections here come from Herriman City’s own published pages, checked October 20, 2026. Ordinances change and summaries leave things out. Confirm anything you are relying on with Herriman Community Services before you buy.
