Three things I didn't get to on camera: The 2 to 3 year timeline is my own rule of thumb, not a published number. It exists because there are costs on both ends of a purchase — getting in and getting out — and a short hold doesn't give you time to make those back. The real number moves depending on the house. Set the ownership costs aside monthly, not when they land. Taxes, insurance and maintenance don't arrive evenly, and the people who struggle with them are almost never the ones who budgeted for them in advance. A conversation with a lender costs nothing and commits you to nothing. Most people who think they can't qualify have never actually asked — and finding out where you really stand beats guessing, in either direction. Renting is the right answer for a lot of people right now, and I'll say that out loud.
