Everybody shows up with the must-have list. Almost nobody brings the second one.
If you’re buying somewhere that’s already built out — no new construction, nothing going up, every house already decided what it was going to be a long time ago — you are not getting all 11 things. That’s not bad news. It just means the real work is knowing which thing you’ll let go of before you’re standing in a kitchen trying to decide on the spot. So: 2 lists. The things you won’t move on. The things you’ll trade. And the one you’re glad you held onto is almost never the one you’d have guessed. Where did you compromise when you bought your house? And what did you refuse to budge on and would do all over again?
