The Fed sets an overnight rate. Your mortgage is 30 years. What actually happened today: the FOMC raised the target range for the federal funds rate by 1/4 percentage point, to 3.75% to 4.00%. Unanimous, 12 to 0, announced at 2:00 p.m. Eastern on September 16, 2026. Here's the piece I didn't have time for on camera. Your mortgage rate isn't just the 10-year Treasury — it's the 10-year plus a spread, and that spread has 2 parts: what it costs a lender to originate the loan, and what investors demand to hold mortgage bonds instead of Treasuries. When that second piece widens, your rate can rise even if the Treasury doesn't move. And on why the Fed still matters: the Federal Reserve's own explanation is that longer-term rates "are related to expectations of how monetary policy and the broader economy will evolve." Expectations, not the announcement. Which is why the move often happens before the meeting, not after it. I'm a Realtor, not a lender.
