Assuming a loan doesn't mean assuming the price. Here's the rest of it. Getting the seller off the loan is a separate approval from the assumption itself. On an FHA loan the seller is released when the buyer assumes personal liability and passes the creditworthiness determination — 24 CFR 203.512(b) and 203.510(a), current as of 9/11/2026. There's also an automatic release path once the buyer has assumed and stayed current for 5 years. VA charges a funding fee on an assumption — 0.5% per the VA Home Loan Guaranty Buyer's Guide, April 2022 version. Fees change, so confirm the current one. That same guide says anyone can assume a VA loan if they qualify, so the buyer does not have to be a veteran. 3 questions before you go chasing one: which loan does the seller actually have, what is the balance today, and is the servicer's assumption department even processing them right now.
