These clients waited, and they carried both payments for about 6 months. Here's the part that surprises people. On a conventional loan, your lease doesn't do what you'd assume. Fannie Mae's Selling Guide, updated 9/2/2026, says lease agreements "are not permitted for any departing residence." The lender uses a market rent estimate instead — an appraisal, a Form 1007, or a market analysis using at least 3 comparable rentals — takes 75% of it, and subtracts the full payment on the house you're leaving. Same guide: with less than 12 months of property management experience, you need 6 months of reserves to cover the payment on the home you vacated. So renting it early doesn't fix your qualifying. It fixes your bank account. Those are 2 different problems, and only 1 of them shows up as a payment every month. Your lender can add rules on top of Fannie Mae's, and FHA and VA handle it differently. I'm a Realtor, not a lender.
