Get the appliances. Model and serial plate, not just the wide shot. A walkthrough is a comparison, and a comparison needs something on the other side of it — otherwise you're standing in a kitchen trying to remember what the fridge looked like in July. Write it both directions, too. Anything you want to stay that isn't attached to the house should be named in the contract. Anything the seller intends to take that is attached should be excluded in writing. Most disputes over this aren't dishonesty, they're two people who assumed opposite things and never wrote either one down. And the walkthrough isn't a second inspection. You're not hunting for new problems. You're checking that the house is in the condition you agreed to and that what was supposed to stay is still there. If something is missing or swapped, tell your agent before you sign anything. Not after. Your position is very different on those two sides of the signature. Next one: screwed, glued, or nailed down, and why that rule isn't as simple as it sounds. ⭐ Kelsey Earl, 801-419-8917, [email protected], Keller Williams South Valley, your lifelong friend in real estate. #utahrealestate #homebuyingtips #finalwalkthrough #closingday #utahrealtor
