It's a rough test, and it falls apart fast. The mounted TV — is the bracket staying or the TV? The curtains and the rods are two different items and people assume opposite things about both. A mirror that's glued to the wall versus the same mirror on a hook. A washer and dryer that's plumbed in. A shed sitting on skids versus one on a footing. Every one of those is an argument waiting to happen, and none of them is settled by how firmly it's attached. So skip the test and name the item. "Refrigerator, stainless" is worth more than any amount of reasoning about whether a fridge counts as a fixture. One more thing worth doing the day you write the offer: screenshot the listing. Listings get edited, photos get swapped, and the version you fell in love with isn't necessarily the version that's live at closing.
