Look at what actually sold in the last 90 days, not what's listed. Active listings are asking prices — they're opinions, and some of them are wrong. Sold prices are two strangers agreeing. Only one of those is evidence. Which gets at who actually sets a price. An agent recommends a number. A seller picks the number. A buyer decides whether to pay it. Three different people, and only one of them writes a check. But the recommendation does matter, and I'd rather say that part out loud. I'm the one who puts a number in front of a seller. If I get it wrong, they're the one who pays for it in days on market and a price drop everybody can see. That part is on me, and it's why I'd rather be right than agreeable in a listing appointment. The thing that's not on me is what a buyer is willing to pay. Nobody has ever talked a stranger into $800,000 for a $300,000 house, and the ones that try are still sitting there. Next one: what a lender is actually looking at when they tell you what you qualify for. ⭐ Kelsey Earl, 801-419-8917, [email protected], Keller Williams South Valley, your lifelong friend in real estate. #utahrealestate #homepricing #sellingyourhome #homevalue #utahrealtor
