Three things I didn't get to on camera: These are two separate problems worth separating. Utah being a non-disclosure state is about sale prices — what homes actually sold for isn't public record here, and that's what weakens the value estimate. Wrong bedroom count, bath count or year built is a different issue: that comes from the tax record on your property, which may not have been updated since the last time anything was permitted. You can fix the facts yourself, today. Zillow says its data comes from "public property records, tax records, recent home sales in the area, and user-submitted information" — and you can claim your home and edit your home facts directly. Enter your address, prove you're the legal owner, update what's wrong. (Zillow's own page on influencing your Zestimate, 4/13/2022.) Fair warning: more accurate doesn't mean higher. Correcting your facts can move the number either direction. And no estimate can see condition, what's been updated, or what was actually negotiated inside a deal — that's the part no algorithm gets. Have you looked your home up? How far off was it? ⭐ Kelsey Earl | 801-419-8917 | [email protected] | Keller Williams South Valley | Your lifelong friend in real estate.
