Here's the part that doesn't get explained. The minute your listing goes live, it lands in the saved searches of every buyer already looking in your price range and area. Those are the people most likely to buy your house, and most of them see it exactly once — on day 1, looking however it looks that day. Week 2 doesn't get you a second version of that moment. So before you go live, do 2 things. Ask your agent to pull up your listing the way a buyer sees it, on a phone. Look at the order of the photos and what the first 3 are. Most sellers have never seen their own listing from the buyer's side, and that's the only side that counts. Ask what day and time it's going live, and why. Going live is a decision somebody makes. It should be a decision, not whatever day the paperwork happened to finish. One honest caveat: positioning doesn't fix a price the market disagrees with. What it does is decide who shows up in week 1 and how seriously they take it.
