Is Herriman getting a Target?
Yes. Herriman City states that Target is under construction in The Commons at Herriman Towne Center and is expected to open sometime in 2027. It sits west of the Mountain View Corridor between 13200 South and 13400 South, in the same development where Trader Joe's opened in October 2026.
Yes, Herriman is getting a Target, and the city says it is under construction now with an expected opening sometime in 2027.
Herriman City’s status page states that “Target and Trader Joe’s are under construction in The Commons at Herriman Towne Center” and that “Target is expected to open sometime in 2027” (Herriman City, Rumor Has It). The development sits between 13200 South and 13400 South, west of the Mountain View Corridor. The Trader Joe’s half of that sentence has already happened — it opened on October 9, 2026.
Why a big-box store is a real signal here and not just a shop
I would not normally write about a retailer. In Herriman’s case the retail timeline is genuinely load-bearing for a buying decision, and here is why.
For most of this city’s growth, housing arrived first and commercial arrived years later. That is the standard sequence on a metropolitan edge, and it produced a specific daily experience: residents drove east for anything beyond the basics. The most common objection I hear about Herriman is not price and it is not schools. It is some version of “is it too far from everything,” and for a long time that objection had an uncomfortable amount of truth in it.
A national discount retailer committing to a corner is a reasonable indication that the commercial layer is catching up to the rooftops. Combined with a grocer that has already opened on the same pad, it is a harder signal to dismiss than a rendering.
That matters most to one specific buyer: the person buying a house they intend to hold for a decade. You are not only buying the Herriman that exists today, you are buying the Herriman being built around it. Errand friction is the thing nobody evaluates on a tour and everybody complains about in year one.
The honest caveat, stated plainly
A construction fence is not a store, and 2027 is a target rather than a promise.
I want to be direct about this because it is where buyers lose money. Retail timelines move. Anchor tenants renegotiate. A development mid-build looks materially different in six months, and the list of stores open on opening day is not the list on the site plan. None of that is unusual or sinister, and all of it is a reason to buy the house on today’s terms.
The rule I give every client: underwrite what exists, treat what is coming as upside. If a planned store is part of why you are willing to pay a particular price, you are paying for something you do not yet have, and the city is not a party to your contract. How to find out what will be built next to a house in Herriman is the process for separating what is approved from what is merely discussed, and it is free.
Where it is, and whether it is actually near you
Herriman is physically spread out, and this is the detail that gets lost.
The Commons is on the 13200 to 13400 South corridor, west of the Mountain View Corridor. The city’s north end, the Rosecrest side and the far western and southern edges do not relate to that corner the same way. A store that is a short detour from one subdivision is a deliberate trip from another, and both of those houses are legitimately in Herriman.
So the question to ask is not “is it in Herriman.” It is “is it on a route I already drive.”
| What to test | How to test it honestly |
|---|---|
| Whether it is on your way | Drive from the driveway to the corner at your real commute hour |
| Weekday evening reality | Repeat it on a weekday evening, not a Saturday morning |
| Full grocery access | Confirm a full supermarket separately; a specialty grocer is not one |
| Errand efficiency | Try three real errands in one loop from the house |
| What is actually leased | Walk the development and note what is open versus fenced |
That last row is the one I would do before writing an offer on anything nearby. It takes a short walk and it tells you more than any article.
What changes for resale
This is where I will give an opinion rather than a summary.
Retail arriving at scale in a city that lacked it tends to compress the single largest objection buyers have about that city. It does not raise prices on its own, and anyone who tells you a store adds a specific number to your home value is guessing. What it does is widen the pool of buyers who will consider the city at all, because the “too far from everything” conversation gets shorter every year.
If you already own in Herriman, that is the useful frame. You are not waiting for a store to add value. You are watching an objection erode.
If you are selling in the next couple of years, resist the temptation to lean on it in marketing. Buyers discount promises and they can read a construction fence as well as you can. How do I sell my house in Herriman, Utah covers what actually moves a listing here, and planned retail is not high on that list.
Who should factor this in and who should not
Factor it in if you are deciding between Herriman and a city further east partly on convenience, if you are looking near 13400 South, or if errand driving is one of the things that wore you down where you live now.
Do not factor it in if you work from home and shop once a week, if you are buying for the trails and the space and accepted the drive going in, or if you are looking at the far northern or western edges where this is not a nearby store. Is Herriman too far from everything is the broader version of that question and I have not softened it.
One more group I would caution specifically: buyers at the edge of their budget. A store opening in 2027 does nothing for your 2026 payment, and I have watched people stretch on the strength of a timeline. Buy the house you can carry now.
The short version
Target is under construction at The Commons at Herriman Towne Center, west of the Mountain View Corridor between 13200 South and 13400 South, with a city-stated opening sometime in 2027. Trader Joe’s opened on the same pad in October 2026. West Jordan’s Trader Joe’s followed two weeks later, and South Jordan has been announced. Verify the current state by walking the development rather than reading about it.
I am Kelsey Earl, a Realtor with Keller Williams South Valley, and what I actually see go wrong here is buyers pricing a planned development as though it were finished, which is how people overpay in a growing city.
