Message the host 3 questions before you book, and screenshot the answers: is the hot tub operational year-round, how many does the dining table actually seat, and what time do quiet hours start. "Sleeps 12" and "seats 6" are two different numbers, and you find out at dinner. Filter by amenity, not by price. On most booking platforms the amenity filters get you to the right 5 properties faster than sorting by cost — and read the house rules on the hot tub before you pay, because some are closed seasonally or shut off at a set hour. The open floor plan is the one I'd rank first if I were booking again. With a group, the big room is the only room everyone actually ends up in. Count the seats in it. And the overlap with buying a house is almost exact: one outdoor spot you'd use in the morning, one gathering room big enough for everybody, and one room with a door that does a single job well.
