The one I'd add to this list: a recorded easement to your own front door. A road existing is not the same as having the legal right to use it. "The neighbors have always let us drive through" is permission, and permission ends the day that neighbor sells. Ask for a recorded easement, in writing, in the title work. On water: in Utah the water right has to exist before the well gets drilled, not after. The state won't issue the permit to drill until the right is approved. So "there's a well" only tells you somebody drilled — it doesn't tell you the right is valid or that it comes with the land. On solar: if the panels are leased or on a power purchase agreement, they aren't yours, and they carry no value in an appraisal. Find out whether they're owned, financed, or leased before you count on them. And I'm a Realtor, not a surveyor, a well driller, or a septic inspector. Hire all three. #utahrealestate #offgrid #ruralutah #buyingland #utahhomes Kelsey Earl, journalist turned Realtor, born and raised in Utah, Salt Lake to St. George, 801-419-8917, [email protected], Your lifelong friend in real estate 🌟
