Everybody wants to build. Nobody wants to price the lot.

I get it. In my imagination the land is free, the kitchen window is exactly where I put it, and grading doesn’t exist. Then I actually run it with a client — land plus build, against the already-built house down the street — and the already-built house keeps winning. Not every time in history. Every time I’ve done it lately. Build anyway if that’s the one you want. Just read the spreadsheet and the daydream as two separate documents. If you’ve built — what line item got you?
