Your listing photos are a first date. That’s the whole job. Nobody books a second out of politeness.
Here’s why it matters more than it did a year ago. Freddie Mac put the 30-year fixed at 7.24% on Oct 29 — a year earlier it was 6.17%. Same house, bigger payment. Which means the buyer walking through your door has less left at the end of the month than that same buyer had last fall. They’re not scared of your kitchen. They just can’t also fund your kitchen. And they have options. In September the Salt Lake Board of Realtors reported Salt Lake County home sales down 11% year over year, with 50% of sellers lowering their asking price. A buyer with choices doesn’t take on a project. They take the one that’s already done. So when a house photographs like somebody has been looking after it, what the buyer is really reading is: no surprises, no second budget. That’s the thing they’re shortest on. I can’t prove prep is why my listings sold quickly — price and location do plenty of the work. But I can tell you which ones I never worried about for a second. What has your experience been?
