Whether a basement apartment or casita can legally be rented is decided city by city in Utah, and a space with a kitchen in it is not automatically a permitted unit. Ask whether it's permitted, whether rentals are allowed, and whether the city requires the owner to live on site. Then ask your lender separately whether any of that rent can count toward what you qualify for, because that's a different question with a different answer, and it isn't the same at every lender. On concessions: a seller can contribute toward your closing costs and toward buying your rate down, but there's a cap, and on a conventional loan it moves depending on how much you're putting down. Ask your lender what your cap is before you write the offer. One thing concessions can't do is cover your down payment. And if you do buy the rate down, get the number for what the payment becomes when the buydown ends, not just the number for year 1. Write both down. Next one: what a lender is actually looking at when they tell you what you qualify for. ⭐ Kelsey Earl, 801-419-8917, [email protected], Keller Williams South Valley, your lifelong friend in real estate. #utahrealestate #firsttimehomebuyer #mortgagetips #adu #utahrealtor
