Mature landscaping is the one thing on this list you genuinely cannot buy later. A new build can copy a floor plan and a fireplace surround. It cannot hand you a tree that size. That's decades, not a change order. The layout thing is real too. Older floor plans sometimes hold ideas that got engineered out of newer ones — a bathroom that opens two directions being a good example. Worth walking an older house with fresh eyes instead of a checklist. But go in with a list of ages, not just a list of features. The roof, the furnace, the water heater, the electrical panel and the windows all have a lifespan, and in a house this age the question isn't whether they're original, it's when each one was last replaced and whether anyone kept the paperwork. Ask for it before you're in a hurry. I made a whole video on how to find that out. Character is the part you fall for. Mechanical age is the part that decides your first 5 years.
