Here's what "a plan" actually meant on this one, since I didn't get into it on camera: The price band was set against what's selling right now, not against a comp from last spring. Photos, copy and the floor plan were finished before day 1, so there was no dark window where the listing sat live and empty. Showings were available from the first hour — not starting the next weekend. And the repair decisions were made on purpose up front instead of getting discovered by a buyer's inspector. A fast sale isn't the same thing as a cheap one. The thing worth looking at is whether the house drew real activity in its first days — showings, questions, offers — because that's what tells you the price and the presentation were pointed at the right buyer. If you want one: the EPIC report is a pricing strategy, not an online estimate. It gives you 3 price positions on your house against weighted comps and shows you what each one is likely to do to your timeline. To run it I need the address, roughly when you'd want to be out, and whether you're buying next — that last one changes the strategy more than people expect. Comment EPIC and I'll put yours together. ⭐ Kelsey Earl | 801-419-8917 | [email protected] | Keller Williams South Valley | Your lifelong friend in real estate. #UtahRealEstate #SellMyHouseUtah #UtahHomeSellers #ListingStrategy #HomeSellingTips
