When your house goes live on the MLS, that is not the moment buyers see it. A lot of people are house hunting on a portal or a brokerage site, and those run on an IDX feed — a copy of the MLS that refreshes on its own schedule. So there’s a gap between live and visible. Which means you can list Friday morning, hold an open house that same afternoon, and stand in a quiet house all day. Not because nobody wanted to come. Because the feed hadn’t caught up and nobody knew you existed yet. So I list midweek and hold the open house on the weekend. By Saturday the listing has had time to land everywhere, and the people walking through are the ones who found it themselves and put it on their calendar on purpose. You get one launch. I’d rather spend it on a day people can actually see it. What’s your strategy been — have you run into this?
