Every move-up buyer worries about one of 2 things. Either you sell your house and have nowhere to go, or you buy the next one and get stuck paying 2 mortgages. There’s a way to plan around both, and Utah’s purchase contract gives you a tool most people don’t know about. Join me live Thursday, October 22 at 11:30 AM Mountain Time for the last day of Move-Up Week. In 30 minutes we’ll cover: Buy first: moving once on your schedule, and what it takes to qualify while you still own your current house Sell first: knowing exactly what you have to spend, and how to avoid having nowhere to land A contingent offer: buying the next house on the condition that yours sells, and when sellers will accept it Here’s the Utah piece: your contract doesn’t have to hand the buyer the keys the day the sale closes. You can negotiate possession for when the deed records, a set number of hours after, or a set number of days after. Any longer stay needs a separate written agreement. That’s what lets you sell first and still move only once. To plan your timeline: a purchase mortgage took 36.8 days on average to close in March 2026, nationally, according to ICE’s May 2026 Mortgage Monitor. Your sale and your purchase both run on timelines like that, and they have to line up. Tell me in the comments which one worries you more, selling first or buying first, and I’ll walk through your situation live. #MoveUpWeek #BuyOrSellFirst #UtahRealEstate #MoveUpBuyer #HomeSellerTips ⭐ Kelsey Earl, Keller Williams South Valley, 801-419-8917, [email protected], Your lifelong friend in real estate
