Not my number. It's the Kem C. Gardner Policy Institute's, from State of the State's Housing Market: 2025-2026, September 2026. They say Utah passes 4 million people in 2035 and needs an additional 280,000 housing units. Utah permitted 26,053 in 2025. Separately, they say Utah needs about 61,500 new owner and renter units for people 35 and younger. Owner and renter — a big piece of that is rental, and that's the part that never gets quoted. A 10-year statewide projection won't tell you whether you have options next month. That number is how many homes are for sale in your price range, in your city, right now. Ask for that one.
