Three things I didn't get to in the voiceover: I said "vintage with a modern twist" twice and then noticed I could have said it about almost all of them. That's the whole market right now — everything refreshed is doing the same move. Which is exactly why the ones that kept the original detail are getting rarer, and why I keep pointing at brick and wood and weird built-in shelves. What I'm actually filtering for in a cottage: original detail that survived a remodel, where the light lands, and a backyard somebody planned instead of just mowed. Everything else is negotiable. That garden that's already established? That's the one thing on this list you cannot rush. You can refinish floors in a week.
