St. George, Utah Realtor
I am Kelsey Earl, a Realtor with Keller Williams South Valley, working St. George and Washington County. St. George, Washington City, Hurricane, Ivins, Santa Clara, and the small towns past them. Straight answers, no pressure, no jargon. A lot of what I do is help people moving down from northern Utah, which means I know both ends of that trade. Sometimes the honest answer is "rent for six months first," and I will tell you that too.

The questions I answer most
These come up on nearly every call, so the answers are written out rather than saved for a meeting.
The moving-here guideIs it actually cheaper than where I am now? Usually, against the Salt Lake Valley and almost always against California, but the gap is narrower than it was and it varies hugely by city. St. George against Salt Lake City and against California both go through it.
Is the summer really that bad? It is hot and I am not going to talk you out of noticing. Whether St. George is too hot to live in is the honest version, and what the utility bills look like is the part people forget to ask.
Where should I actually look? That depends on what you are trading away. The St. George neighborhoods, how to choose between them, and the neighborhood pages go street by street.
Is there enough water for all this building? A fair question and the answer is complicated. Whether there is enough water and where St. George gets it cover it without the hand-waving.
Should I rent first? Often yes, and I would rather say so than sell you a house in the wrong town. Whether to rent in St. George first is the straight answer.
Both ends of the trade.
Most people buying in Washington County are selling something first, usually in Salt Lake County. That is two transactions that have to line up, and getting the order wrong is the expensive mistake.
Run the tradeBuying here before selling up north is the sequencing question, and whether to sell first or buy first is the version with numbers attached.
Moving to St. George from Salt Lake City covers what actually changes, and what a Herriman home buys down here is the trade in plain terms.
I list in the Salt Lake Valley as well, so the sale at the top of the trade is not handed to a stranger. Selling up north covers that side.

Coral Canyon, Green Springs and a lot of new build.
HurricaneMore land, lower price, longer drive
Sand Hollow at the door and a commute into town.
IvinsRed Mountain and dark skies
Quiet, scenic, and priced accordingly.
Santa ClaraSmall, old, and well placed
Minutes from St. George without being in it.
SpringdaleLiving at the park gate
Zion out the window, and a town that runs on visitors.

All Washington County postsThree prices. One strategy.
Your home has a range, not a number, and where you enter it decides how fast you sell and what you keep. Selling a house in St. George covers the process, and the best time of year to sell covers the timing.
