What is Bingham Creek Regional Park?

Quick answer

Bingham Creek Regional Park is a large public park in South Jordan at roughly 10200 South 4800 West, opened in June 2023 and built in phases toward about 160 acres. It carries sports fields, playgrounds, paths, pavilions, disc golf and a pump track. It is public, with no association dues attached.

Bingham Creek Regional Park is a large public park in South Jordan, near 10200 South 4800 West, and it opened in June 2023. It is being built in phases toward roughly 160 acres at full completion, which makes it one of the biggest pieces of public open space on this side of the valley.

The reason it matters beyond a Saturday outing is simple. Open space in the south valley is usually attached to a homeowners association, and this one is not. You get it by living nearby rather than by paying dues.

What is actually built

Phase I opened in June 2023. Salt Lake County describes about fifty acres of built amenities in that phase, against an earlier plan of roughly sixty-five, and lists sports fields, a playground, walking and bike paths, pavilions, restrooms, parking and a maintenance facility. A disc golf course was added in 2024, and county pages also list a pump track among existing amenities (Salt Lake County Parks and Recreation, checked October 20, 2026).

Phase II is where the sources stop agreeing. The county’s current projects page describes Phase II as having completed ninety additional acres. Earlier planning material described Phase II as future work that would add those ninety acres. I could not confirm from the county’s published pages whether all of Phase II is open to the public, so treat the second phase as partly settled and check before you plan around a specific field or trail.

A few operational details that have moved around and are worth confirming rather than assuming: pavilion rentals opened July 1, 2023, field reservations and disc golf tournaments were slated to begin in mid-2024, and a later county page stated there would be no field reservations in 2025. If you are counting on reserving something, call Salt Lake County Parks and Recreation at 385-468-7275.

Who runs it, and why that is worth knowing

The park is owned and operated by the Bingham Creek Park Authority, an inter-local partnership between South Jordan and Salt Lake County. Phase I was funded through the 2016 ZAP bond and by the city.

That governance structure is not trivia. A joint city-county authority with bond funding behind it is a more durable arrangement than a park that depends on one city’s annual budget, and it is a much more durable arrangement than a private amenity that depends on an association’s willingness to keep funding it. For a buyer, that means the amenity you are counting on is likely to still be there in ten years.

What this changes for buyers in the south valley

I get asked constantly to compare South Jordan against Daybreak, Herriman and Riverton, and open space is usually the deciding factor for families. This park shifts that comparison.

What you are comparingHow Bingham Creek changes it
Daybreak’s private amenitiesComparable scale of open space, without dues attached
Herriman’s trail accessDifferent thing entirely. Herriman gives you foothills and trails; this gives you flat fields, courts and playgrounds
An older South Jordan neighborhoodA meaningful amenity added within walking or short cycling distance for some of them
A new subdivision with a small HOA parkA pocket park is not this. Do not treat them as equivalent

The honest caveat is that proximity is doing the work here, not the city line. A home in South Jordan on the far side of the city gets very little from this park. A home in West Jordan or Daybreak within easy reach of 10200 South gets a lot. Check the actual distance from the actual address rather than assuming the city name delivers it.

What it is like living in South Jordan covers the broader picture, and the best neighborhoods in South Jordan is where the proximity question gets specific.

What I actually see clients do with this

Two things, and one of them is a mistake.

The useful version: a family touring on a Saturday drives to the park after the showings and decides whether this is the kind of open space they will actually use. Fields and a pump track serve a household with kids on teams. They do almost nothing for a couple who wanted a quiet trail. People sort themselves out quickly once they have stood in it.

The mistake is treating a large regional park as an unqualified plus for the nearest house. A regional park generates traffic, parking pressure and weekend noise, and the homes immediately adjacent to a tournament-capable field complex feel that. If you are buying within a block or two, go look on a Saturday morning in spring when the fields are in use, not on a quiet Tuesday. Some buyers love it. Some would rather be four streets back, and four streets back is usually cheaper anyway.

The part that is still being built

A park in phases means construction nearby for years, and that is the honest tradeoff for buying early next to one. Equipment, fencing, dirt and trucks. It also means the amenity improves after you move in, which is the rare case where nearby construction works in a buyer’s favor rather than against it.

If what is being built next door matters to you more generally, the same research habit applies across the valley. How to find out what will be built next to a house uses Herriman as the example, and the method transfers to South Jordan without much change.

Does being near it help resale

Probably, modestly, and not in the way people hope.

A durable public amenity within walking distance tends to widen the pool of buyers for a house rather than lift its price dramatically. Families who would not have considered the street now will. That shows up as a faster sale and fewer price reductions more often than it shows up as a higher number, and faster with fewer reductions is worth real money.

What does not happen is a premium you can point to on a listing. I have watched sellers try to price a park across the street as though it were a finished basement, and buyers do not pay for it that way. The amenity is a reason someone chooses your house over an equivalent one. It is not a line item.

The exception runs the other way. A home that backs directly onto a lit field complex can be harder to sell to the buyer who wanted quiet, even while it is easier to sell to the buyer with three kids in soccer. That is a narrower market, not a worse one, and it is worth knowing which one you are in before you list.

What to do next

If this park is part of why you are looking at a particular house, measure the real distance and go stand in the park on a busy morning. Then call the county about reservations if your household depends on being able to book a field, because that detail has changed from season to season.

I am Kelsey Earl, a Realtor with Keller Williams South Valley working the south valley, and I would rather help you figure out whether you will actually use an amenity than watch you pay for being next to one you do not. Tell me what your weekends look like and I will tell you which pockets fit.

Note: Acreage, phase status and reservation details come from Salt Lake County’s published pages, checked October 20, 2026, and those pages do not fully agree with each other on Phase II. Confirm current status with the county before planning around it.
