Should I rent in St. George before buying?

Quick answer

Often yes. The test is simple: can you name the city and the neighborhood without hedging? If you can, buy. If you cannot, rent for six months — far cheaper than buying in the wrong place and selling in two years.

Often yes, and I say that knowing it delays my own paycheck.

Here is the test I actually use with people: can you name the city you want, and the neighborhood inside it, without hedging? If you can, buy. If you cannot, rent for six months. Renting for half a year is far cheaper than buying in the wrong place and selling in two years, which is the single most expensive mistake I watch people make down here.

Why the wrong-city risk is higher here than people expect

Washington County is five cities that look nearly identical on a map and feel nothing alike in person. St. George is busy and has everything. Hurricane is quiet and gives you land. Ivins is dramatic and tiny. Santa Clara is small and long settled. Washington City is newer construction next door to all of it.

People arrive with one picture in their head — red rock, warm winters, a quieter life — and assume any of the five delivers it. They don’t. I wrote about the specific tradeoffs in is Hurricane cheaper than St. George and what it’s like living in Ivins, and the gap between those two places is bigger than the gap between most cities in a whole other state.

If you have only visited on vacation, you have seen the county at its most flattering. Renting lets you see a Tuesday in July.

When renting first is clearly right

When I would tell you to skip renting and just buy

That last one matters. Renting to be careful is smart. Renting while the right house sells to someone else is just being slow.

The honest cost of renting first

You pay rent that builds nothing, and you move twice. That’s real money and real hassle, and I am not going to pretend otherwise.

What you buy with it is the ability to make a very large decision with actual information instead of a vacation memory. For most out-of-state buyers, that trade is worth it. For someone who already knows the area, it is not.

What renting first does to your buying position

One practical note people miss: if you sell your northern Utah house and rent down here, you become a cash-position buyer with no contingency. In a competitive situation that is a genuinely strong place to negotiate from, and it sometimes recovers a chunk of what the rent cost you.

What to do next

Spend a week here that is not a vacation. Grocery shop. Drive at 5pm. Sit outside in the afternoon. Then see whether you can name your city without hedging.
