Is there a Costco in St. George, Utah?

St. George ·
Quick answer

Yes, two Costco warehouses. The original has been on the north side of St. George for about a quarter-century, and a second opened March 13, 2026 at 4700 S. Desert Color Parkway on the south end. Which one you use comes down to which side of the river you live on, and the second store meaningfully changed that calculation.

St. George has two Costco warehouses. The original sits on the north side at 835 N 3050 E, and the second opened on March 13, 2026 at 4700 S. Desert Color Parkway.

That second one matters more than a new store usually would, and it is worth explaining why rather than just noting it happened.

Sources: Costco warehouse locations for the 835 N 3050 E and Desert Color addresses; St. George News and the Salt Lake Tribune, March 2026, for the opening of the south warehouse. The Tribune described the original in January 2025 as having opened nearly a quarter-century earlier; I have not found a source that pins the exact year, so I am not giving one.

Why people ask this at all

Nobody asks whether a city of this size has a warehouse club out of idle curiosity. They ask because they are deciding whether to move here, and a Costco is shorthand for a cluster of things that are harder to ask directly: is this a real city, or is it a town that will have me driving to Las Vegas for anything substantial?

It is a fair proxy. A metro that supports two Costcos supports a lot of other things too, and St. George genuinely does. The job market here is deeper than the retirement-town reputation suggests, and the retail followed it.

The two locations, and which side of town each serves

The dividing line is roughly the river and the freeway. If you live in Coral Canyon or Green Springs, the north store was always the convenient one and still is. If you live in Desert Color, SunRiver or the south end of Little Valley, you used to drive across town and now you do not.

What the second store actually changed

Three things, in order of how much they affect a buyer.

The south end stopped being the far end

Desert Color, SunRiver and the newer south-side developments were built out ahead of their retail. That is the normal pattern for growth here, housing arrives first and services follow, but it means the people who bought early absorbed a real inconvenience. A warehouse club on that side closes a meaningful part of the gap.

If you are weighing a south-side neighborhood against a north-side one, this is a genuine change to the comparison and it is recent enough that older advice has not caught up.

Cross-town traffic for a weekly errand

St. George traffic is not severe by the standards of anywhere most people are moving from, and I say that plainly elsewhere. But the Bluff Street and I-15 corridor work has made some cross-town trips less predictable than they were, and a routine errand that no longer crosses the construction is worth something.

It is a signal about the south end generally

Retailers of that size do not open on a hunch. The second warehouse is a statement about where the growth is going, and it is consistent with everything else happening down there.

What this does not tell you

I am Kelsey Earl, a Realtor with Keller Williams South Valley, and I want to be careful here, because “is there a Costco” is a question people use as a stand-in for a bigger one and the stand-in has limits.

A warehouse club tells you the population supports bulk retail. It does not tell you whether the specific things you care about exist. Clients who move from a large metro are usually fine on groceries and genuinely surprised by other gaps. A particular medical specialty, a specific sport for a kid, a type of restaurant, a direct flight. The food scene is better than it was and still smaller than a city person expects, and the airport serves a limited set of destinations.

So use the Costco question as a starting signal, then ask the specific questions underneath it. Those are the ones that actually determine whether you are happy here.

What else arrived recently

This is a market where the retail answer changes, so it is worth knowing what has landed rather than relying on a list from three years ago.

REI’s St. George timeline is covered separately, and new restaurant openings move fast enough to need their own post.

Trader Joe’s comes up constantly and, as of this writing, has not been announced for St. George. I would rather tell you that than imply otherwise, because the search volume on that question is high and most of what you will find discussing it is speculation.

Does being near a Costco help or hurt a house?

Both, and which one wins depends on how near. This comes up often enough with buyers that it is worth answering directly rather than leaving it as a vague positive.

Being in the catchment. A few streets away, an easy drive, no through traffic on your road, is a mild positive. Convenience is real, and a neighborhood with retail nearby is easier to sell than one without, particularly to a buyer relocating from a city who is nervous about being stranded.

Being on the approach road is a different matter. Warehouse clubs generate concentrated traffic at predictable hours: weekend mornings, early evenings, and the days before a holiday. A house on the street that feeds the parking lot absorbs all of it. Gas stations at these stores add traffic of their own.

So the question is not “how close is the Costco” but “does its traffic use my street.” Those produce opposite answers and only the second one shows up when you are standing in the driveway on a Saturday.

The same logic applies to the newer retail going in around Desert Color and along the south corridor generally. What adds value to a home in St. George covers the broader version of this, and the short answer is that proximity to amenities helps until the amenity is loud.

The honest version for someone relocating

If you are coming from a major metro, the shape of the adjustment is this. Bulk goods, groceries, hardware, big-box retail: all here, two Costcos included, and you will not notice a difference. Specialty anything: thinner, and you will notice.

That trade is the entire St. George proposition in miniature, and it is why people who leave usually leave for reasons in that second category rather than because they could not buy paper towels.

What to do next

If you are choosing between a north-side and a south-side neighborhood, do the errand run yourself on your next visit. Drive from the house you are considering to the warehouse, the hospital, the school and wherever you would work, at the hour you would actually do it. That tells you more than any list of amenities.

How to choose a neighborhood in St. George walks through the rest of that exercise, and what the first year is actually like covers the adjustments people do not anticipate.

If you want help narrowing the list before you fly out, send me what matters to you and I will tell you which parts of town fit and which ones will frustrate you.
