Ask for those ages in writing, plus permits for any work that's been done. A system at the end of its life is just a number you can plan around. A system nobody can put a date on is the one that costs you. One thing specific to a 1970s house: anything built before 1978 falls under the federal lead paint disclosure rule. The seller has to disclose what they know about lead-based paint, hand over any records or reports they have, and give you the EPA's "Protect Your Family From Lead In Your Home" pamphlet. You also get a 10-day window to do a paint inspection or risk assessment — separate from your regular inspection, and the two sides can agree to change that timeframe. That's the Environmental Protection Agency's Real Estate Notification and Disclosure Rule, Section 1018; their page was last updated May 27, 2026. And on the new build side, ask 2 questions nobody asks until it's late: what's actually included at that price versus what's an upgrade, and what the builder warranty covers and for how long. What's the oldest system you've ever inherited with a house? #homebuying #newconstruction #firsttimehomebuyer #realestatetips #utahrealestate Kelsey Earl, journalist turned Realtor, born and raised in Utah, Salt Lake to St. George, 801-419-8917, [email protected], Your lifelong friend in real estate 🌟
