Three things I didn't get to on camera: The report and the request are two different documents. The inspector writes down everything they see. The buyer then decides what, if anything, to actually ask for. You're responding to the second list, not the first — and the second one is almost always much shorter. Don't respond the day it lands. Get the real cost of the items first. Most sellers react to the length of the list when the only number that matters is the dollar amount at the bottom, and those two things are usually nowhere near each other. A repair request is a negotiation, not an invoice. You can counter it, take part of it, or decline it and explain why — the same way you'd respond to an offer that came in low. Repairs versus concessions is a whole other video and I'm making it next. If you've sold a home — what did a buyer ask for, and did you fix it or credit it? ⭐ Kelsey Earl | 801-419-8917 | [email protected] | Keller Williams South Valley | Your lifelong friend in real estate. #UtahRealEstate #HomeInspection #SellingYourHome #HomeBuyingTips #UtahHomes
