A pre-listing inspection — before anything cosmetic. I’d rather hear what’s going on from my own inspector than from a buyer’s, and then I’d take care of the safety items first. Declutter. Not stage. Declutter. Get the things that are in the way out of the way, and every room gets easier to walk through. The front porch and the front yard. It’s the first thing anybody sees and it’s the cheapest thing on this list to fix. That’s my order. Yours might be different, and that’s the part I actually want to hear.
