When you’re pricing, the comparison has to be apples to apples. An apple and an orange will still give you a number — just not a useful one. And sometimes apples to apples means looking further than you expected. A neighboring city. A sale that’s older than the last few months. People always ask me the same thing right there: if it’s that far back, is it still accurate? Here’s how I think about it. An older sale on a house that’s genuinely like yours tells you more than a recent sale on a house that isn’t. One of those is a comparison. The other is just a nearby number. Have you had this happen — a comp that made no sense for your house?
