Not because itās clever. Because when the house you want is out of reach, a piece of land in a town thatās filling up is sometimes still in reach ā and dirt doesnāt care about your timeline the way a mortgage does. Hereās the version Iād actually do. Buy a parcel I could afford without flinching. Sit on it. If I had the money and it made sense, run power, water, sewer, maybe a road ā not because improvements are guaranteed to pay off, but because a piece of land somebody can build on is a different thing than a piece of land somebody has to figure out. And then in a few years, maybe thatās the start of a down payment on the house I love. Maybe. Land can sit. Land can go sideways. Iām not going to tell you itās a sure thing, because Iāve never seen a sure thing. But Iād rather own a piece of a growing place than stand outside it. Iām a Realtor, not a lender and not a financial advisor ā talk to one before you act on anything a person says on the internet, including me. What would you buy if you couldnāt buy a house yet?
