Whatever your contract says. That’s the whole answer, and it’s less romantic than people want it to be. On Utah’s state-approved purchase contract, your outs are tied to dates you filled in yourself — not to how you feel on a Tuesday. Due diligence. By the Due Diligence Deadline you can cancel in writing, “in Buyer’s sole discretion,” and the earnest money is released to you. Miss that date and you’ve waived it — the deposit becomes non-refundable. Appraisal. This one only helps if the home appraised for less than the purchase price. It is not an out for changing your mind. Financing. If you’re not satisfied with the loan terms you can cancel by the Financing & Appraisal Deadline — but read this one closely, because a portion of the deposit goes to the seller. New construction is its own world. Builders usually write their own contract instead of using the state form, and the terms vary. There’s no standard window. Read what you signed. 2 words do all the work here: IN WRITING. Every one of those cancellations needs written notice by a specific date. A phone call is not a cancellation. Know your deadlines before you go under contract, not after you’ve met the neighbors. Your agent walks you through the contract — an attorney handles the legal read. Ever wanted out? What happened?
