The refrigerator, washer, dryer and microwave are checkboxes somebody has to tick. So specificity cuts both ways: make, model, color and serial number protect you even on the appliances that were already included. (Sections 1.1 and 1.2.) The contract also says the seller delivers the home in substantially the same general condition it was in the day the offer was accepted, ordinary wear and tear excepted — and repairs their own moving-related damage at their expense. Already closed? That condition section survives closing, and not doing a walk-through does not waive your right to receive the items as represented. You didn't miss your window. That's a conversation with a Utah real estate attorney. New construction is usually the builder's own contract, not this form. I'm a Realtor, not an attorney. #utahrealestate #utahrealtor #homebuyingtips #closingday #utahhomes Kelsey Earl, journalist turned Realtor, born and raised in Utah, Salt Lake to St. George, 801-419-8917, [email protected], Your lifelong friend in real estate 🌟
