What is Black Desert Resort in Ivins?

Quick answer

Black Desert Resort is a large golf and hotel resort on the black lava fields along Snow Canyon Parkway in Ivins, built around Tom Weiskopf's final course design. It hosts a PGA Tour event each October and sells condos, villas and custom home sites. For Ivins, it means more visitors, more traffic on event weeks and a town that is no longer quiet by default.

Black Desert Resort is a golf, hotel and residential resort built on the black lava fields along Snow Canyon Parkway in Ivins, at the foot of Snow Canyon. It is also the biggest single change to Ivins in a generation, and anyone buying on the west side of Washington County should understand what it is.

What Black Desert Resort actually is

The resort sits at 1500 E Black Desert Drive in Ivins. Its centerpiece is a golf course routed through ancient black lava fields, which the resort describes as Tom Weiskopf’s 73rd and final design, with 18 holes plus a bonus 19th (Black Desert Resort, checked October 2026). Tournament coverage describes it as a black lava rock layout by the late Weiskopf (KSL, May 4, 2025).

Around the course is a full resort: hotel rooms, a convention center, restaurants, a spa, pickleball courts and trails. Ivins City’s May 2024 newsletter described the main hotel and convention center as racing toward an October 2024 opening, with three restaurants and twenty-five thousand square feet of convention space (Ivins City newsletter, May 2024).

It is still being built. St. George News reported in August 2026 that the resort had 175 rooms open in its first year and about 600 by its third, with a water park expected in May 2027 and a nature center by March 2027 (St. George News, August 17, 2026).

The scale is the thing to absorb. When the Salt Lake Tribune covered the plans in 2023, it described a roughly $2 billion project on 630 acres straddling Ivins and Santa Clara, with 3,330 rooms and condos proposed, 75 single-family homes and 200 acres set aside as a conservation easement (Salt Lake Tribune, August 16, 2023). Ivins mayor Chris Hart told KSL that Black Desert is the biggest development the city has, and likely the biggest it ever will have (KSL, March 29, 2025).

Why the ground is black

The dark rock is basalt, the remains of lava flows that ran down through the Snow Canyon area. The Utah Geological Survey dated one of them, the Santa Clara flow that cascades through Snow Canyon State Park, at about 27,000 radiocarbon years old, and noted that it now underlies many homes in the Santa Clara and St. George area (Utah Geological Survey, Survey Notes, September 2006).

That matters for more than the view. Ivins City’s newsletter noted that the resort imported thousands of cubic yards of clay to line its fairways and greens so irrigation water would not drain into the fissures below (Ivins City newsletter, May 2024). Lava ground behaves differently from sand or clay. If you are buying a lot or a house anywhere on or near basalt, a geotechnical report on the specific parcel is worth far more than a general reassurance.

The PGA Tour event, and the LPGA one that came and went

Black Desert was built partly to bring professional golf to Ivins, and it did.

The LPGA event did not return. Sports Illustrated reported in November 2025 that it would not be on the 2026 LPGA schedule, with Black Desert becoming a marketing partner of the tour instead of a title sponsor (Sports Illustrated, November 9, 2025).

So the reliable fixture is one PGA Tour week each fall. In 2026 that week overlapped the St. George Marathon, and local coverage described hotels around town as already at a premium that weekend (Fox 13, checked October 2026).

What Black Desert has done to Ivins

Traffic on Snow Canyon Parkway. The resort fronts the parkway, which is also the main road for a large part of Ivins. The 2023 Tribune piece cited an estimate of about 600,000 visitors a year at buildout. Ivins City has said the northern leg of the Western Corridor will eventually offer a more direct route from the regional airport to Black Desert and take some pressure off the parkway, but that it is still a few years out (Ivins City newsletter, May 2024). Until then, tournament week and big convention weeks are when you feel it.

A town that is no longer quiet by default. Ivins built its identity on being small. What it is like living in Ivins still holds for most streets most of the year, but the resort brings a steady flow of visitors, events and staff. Residents have pushed back on specific things, including temporary tournament bleachers that blocked views of the lava formations (KSL, March 29, 2025).

Red Mountain. Black Desert acquired the Red Mountain Resort property, and the city newsletter described plans to refurbish and expand it (Ivins City newsletter, May 2024). Red Mountain closed on November 26, 2025. In August 2026 the resort’s managing partner said plans for that land were still in flux and tied to a partnership he would not yet name (St. George News, August 17, 2026). If you are buying near it, you are buying next to an undecided project.

Prices, directionally. Black Desert did not start Ivins’s climb, but it has put the town in front of buyers from all over the country. Mayor Hart told KSL that Ivins has gone from among the lowest average property values in southern Utah decades ago to the most expensive city in the county. I am not going to put a number on what the resort itself has added, because nobody can isolate that honestly.

Can you buy at Black Desert?

Yes. The resort sells several kinds of property (Black Desert Resort, Own, checked October 2026):

A studio with a hotel-style bed configuration and a furniture package is a product designed around renting it out. That is fine if it is what you want. It is a different purchase from a house in Ivins.

Whether buying there makes sense

It makes sense if you want a second home or an investment tied to a resort, you value having the restaurants, spa, golf and trails steps away, and you are comfortable with resort life on your doorstep: visitors, events and tournament crowds.

It is the wrong fit if you are moving to Ivins for quiet, dark skies and neighbors who stay put. For that, look at the established parts of Ivins and Kayenta instead.

Ask these before you write an offer:

  1. Can you rent it nightly, and through whom? The resort’s ownership pages do not publish the rental terms. Short-term rentals are a live political question in Ivins (KSL, March 29, 2025), and whether a unit can be rented depends on the zoning of that parcel and the resort’s own governing documents. Get both in writing.
  2. What do the association fees cover, and who sets them? A resort association is not a neighborhood HOA. Read the budget and the reserve study, not the summary.
  3. What is still to be built next to you? The resort is mid-buildout. Ask for the current site plan and phasing.
  4. Is membership separate from ownership? The resort runs a separate membership program. The golf communities post explains why buying near a course does not mean you can play it.

I tell clients the same thing about every resort purchase: the brochure describes the amenities and the documents describe the obligations, and only one of those is legally binding.

What to do next

Drive Snow Canyon Parkway on an ordinary weekday and again during the October tournament, and you will understand Black Desert’s effect on Ivins better than any article can explain it. If you have a visitor in town, the resort advertises a Tuacahn package, and whether Tuacahn is worth it covers that side of the west county.

I am Kelsey Earl, a Realtor with Keller Williams South Valley. If you are weighing a resort unit against a house in Ivins or Santa Clara, start with the city question and then we can talk about the documents.

Note: Rental rights, association obligations and zoning for any specific unit or lot depend on its recorded documents and current city code. Confirm them with Ivins City, the resort, a title company and, where needed, a real estate attorney before you buy.
