Herriman vs. South Jordan: which should you buy in?

Quick answer

Buy in South Jordan if rail transit and the Daybreak community matter most — it has the TRAX Red Line's Daybreak Parkway station and FrontRunner access. Buy in Herriman if you want to sit higher against the Oquirrh Mountains with more trails, reservoir access and newer master-planned neighborhoods, and you're fine commuting by car.

They are neighbors, and both are strong. But they solve different problems, and the people who are happiest in each wanted different things going in.

Here is how I separate them for a buyer.

Transit: South Jordan wins, clearly

South Jordan has the TRAX Red Line terminating at Daybreak Parkway, plus FrontRunner commuter rail in the city (UTA).

Herriman has no rail at all. The nearest stop is that same South Jordan station.

If leaving the car at home is something you actually want to do, this is not a close call. South Jordan is the answer. More on the Herriman side of that in does Herriman have TRAX or public transit.

Setting and trails: Herriman’s edge

Herriman sits at about 5,000 feet against the Oquirrh Mountains (Wikipedia), with Blackridge Reservoir, Butterfield Canyon, and roughly 2,700 acres of open space, parks and trails (Herriman City).

If mountain access and a trailhead near the house is what you are picturing, Herriman is genuinely compelling in a way South Jordan is not. That is not a knock on South Jordan — it is simply lower and flatter, and it trades that for other things.

Community feel: Daybreak versus Rosecrest-style planning

South Jordan’s Daybreak is a large, heavily amenitized master-planned community with its own lake and town center. It is a specific and deliberate way of living, and people either love it or find it too structured.

Herriman’s growth shows up as communities like Rosecrest, Anthem, and Juniper Crest — planned, but a different flavor.

Walk both before you decide. This is the difference that people react to most strongly in person and least accurately in the abstract.

Price: compare block by block, not city by city

Herriman’s typical value was $609,118 as of June 30, 2026 (Zillow).

South Jordan generally runs higher on typical value, but it varies enormously by neighborhood, age of home, and whether you are in Daybreak or not. A city-level median is close to useless for this comparison.

I would rather pull side-by-side active listings in your actual budget so you are comparing real houses, not averages. Full Herriman numbers are in how much does a house in Herriman cost.

Commute: both are car-first unless you are near the rail

Herriman to downtown Salt Lake City is about 27 miles and 35 minutes clear (Distance-Cities.com). South Jordan is somewhat closer and adds the rail option.

If you are heading to the Point of the Mountain tech corridor rather than downtown, both are reasonable and the specific neighborhood decides it more than the city does.

How I would actually choose

South Jordan if: you want rail, you are drawn to Daybreak’s structure and amenities, or your commute is downtown and you would genuinely take the train.

Herriman if: you want elevation and trails out the door, you are fine driving, and you would rather put the money into lot and house than into proximity.

The mistake is treating this as a ranking. It is not — it is a question about which compromise you would rather live with.

What to do next

Answer one question honestly: is rail access a real need, or a nice-to-have?

That single answer resolves this for most buyers. If it is a need, South Jordan. If it is not, Herriman opens up and your money goes further into the things you can see and touch.
