That index smooths out the extremes, which makes it a better anchor than any single listing you saw on your phone at eleven at night. One dramatic listing tells you nothing. The index tells you where the middle of the market actually sits.
List versus sale: roughly $600K asking, high $570s closing

That gap is the useful part. Homes have been closing a hair under asking, which tells you sellers no longer name a price and simply get it. If you are buying, there is room to negotiate. Active inventory has climbed — roughly 652 homes listed as of July 24, 2026 (Movoto). More choice for you, less leverage for whoever is selling to you.
Twenty-four days is a market with a pulse. It is not the frenzy of a few years ago and it is not stagnant either.
New construction versus resale changes the math more than anything
Herriman has a lot of newer master-planned product — Rosecrest, Anthem, Juniper Crest — sitting alongside ordinary resale homes.
A brand-new build with upgrades selected at a design center is a different financial animal from a ten-year-old resale on a larger lot. The base price you see advertised is rarely the price anyone actually pays once the upgrades are in. Compare finished, out-the-door numbers or you are not comparing anything.
What the median cannot tell you
The median is a starting point, not an answer. What moves your specific number:
- Which side of the city you are on. Higher against the Oquirrhs prices differently than closer in.
- Lot size. Herriman has genuinely varied lots, and land is where the money hides.
- New versus resale, as above.
- Whether it backs open space. Trail and view lots carry a premium that no index captures.

The gap between list and sale is the whole story for a Herriman seller right now. Pricing correctly on day one matters more than it did when anything would sell.
