# Is West Jordan, Utah a good place to retire?

> West Jordan is the south valley's quiet answer for retirees: rail, medical care, single-level housing and no age restriction. What it gives up, and who it suits.

**Quick answer:** For a lot of retirees, yes — and it is underrated. West Jordan has TRAX running through it, medical care inside the city, genuine single-level housing in the older neighborhoods, and the lowest entry point in the south valley. What it lacks is a walkable town center and foothill access at the door. If those matter most, look east instead.

For many retirees, yes, and West Jordan is the city I most often suggest to people who assumed they could not afford to stay in the south valley.

It does not have the brand that Draper or Daybreak has, and some buyers rule it out before looking. That is precisely why the value is here. [What living in West Jordan is like generally](/blog/what-is-it-like-living-in-west-jordan-utah) is the broader picture, and [where inside the city to look](/blog/best-neighborhoods-in-west-jordan-utah) matters more here than in most cities, because West Jordan is really three places.

## What it offers a retiring household

**Rail, which most of the southwest valley does not have.** The TRAX Red Line runs through West Jordan — West Jordan City Center, Historic Gardner, Jordan Valley, 4800 West and 5600 West — and continues to Daybreak Parkway in South Jordan (UTA system map). For a household thinking about the years when driving at night becomes less appealing, or going from two cars to one, that is a structural advantage rather than a nice-to-have.

[Maple Hills](/neighborhoods/maple-hills) is the low-maintenance end of the city — listings describe the association covering water, sewer and trash alongside a pool and clubhouse — and [Oquirrh Shadows](/neighborhoods/oquirrh-shadows) is the opposite, with no association on record and the maintenance all yours.

**Medical care inside the city.** You are not crossing the valley for ordinary appointments, and the Red Line serves the hospital campus directly.

**Single-level housing that actually exists.** The older eastern neighborhoods have genuine ramblers on real lots. That sounds mundane until you start looking and discover how much of the newer south valley stock is two and three stories with the primary bedroom upstairs. If stairs are a consideration now or a foreseeable one, this matters more than almost anything else on this list.

**No age restriction required.** You can get low-maintenance living here without buying into a community that limits who can buy your house later. That is worth real money at resale — [the 55+ trade-off](/blog/is-a-55-plus-community-worth-it-in-st-george) is written for St. George but the resale logic is identical, and a narrower buyer pool is a narrower buyer pool wherever it is.

**The lowest entry point in the south valley**, which for a household downsizing and wanting to keep the difference is the whole point.

## What it gives up

I would rather tell you this plainly than have you move and be mildly disappointed for a decade.

**No real town center.** West Jordan does not have the kind of walkable core Sandy has. If going out for dinner on foot is part of the retirement you are picturing, this is not the city, and [Sandy](/blog/what-is-it-like-living-in-sandy-utah) or [Daybreak](/blog/what-is-it-like-living-in-daybreak-utah) are the honest alternatives.

**No foothill access at the door.** The bench cities have trails from inside the city. West Jordan does not. You can drive to them.

**Range means variability.** Because the city grew over a long period, quality varies street to street more than in a master-planned community. That is an opportunity if you shop carefully and a frustration if you expect uniformity.

## The housing decision, which matters more than the city

For a retiring household the product matters more than the postcode, and there are really three choices here.

| Option | What it suits | The trade |
| --- | --- | --- |
| Older single-level on the east side | Stairs-free living, a real yard, frequently no HOA | Older systems, and the inspection decides the money |
| Newer west-side subdivision | Newer systems, low exterior maintenance | Often two stories, dues and rules, smaller lot |
| Townhome near the Red Line | Walk to rail, minimal maintenance | Shared walls, dues, narrower resale pool |

The first option is the one people overlook and the one that most often fits. An older rambler on a flat lot is a genuinely good retirement house, and West Jordan has them.

## If you buy the older house, do the homework

This is where the money is decided, and it is entirely manageable if you do it inside your due diligence window.

Get dated answers on the six systems that carry the cost — roof, furnace, air conditioning, water heater, electrical panel and sewer line — and book a sewer scope as a separate service, because it is not part of a standard inspection. [How to get those ages](/blog/how-do-i-find-out-how-old-the-roof-and-furnace-are-before-buying-a-house) covers where the answers live, and [what to check in an older house](/blog/what-should-i-check-in-a-house-built-in-the-1970s) is the fuller list.

Before the Due Diligence Deadline you can cancel for any reason by written notice and your earnest money is returned; after it, you cannot unless a remaining contingency applies. Book the inspections on day one.

And be realistic about what an old house asks of you. [Whether a home warranty is worth it](/blog/do-i-need-a-home-warranty-when-buying-a-house-in-utah) is a genuinely mixed answer, but it is worth considering for a first year in an older house.

## The taxes question, honestly

Utah's primary residential exemption is 45%, so an owner-occupied home is taxed on 55% of its market value (Utah Code 59-2-103). That applies wherever you live in the county, so it is not a West Jordan advantage — but it is worth knowing that it is the structure, and that the exemption attaches to a primary residence rather than to a property automatically.

In Salt Lake County, new owners receive a residential declaration, and the county removes the exemption if it is not completed within the stated window. Do not let that one slide — it is paperwork with a real cost attached. [How property tax valuation and appeals work in Salt Lake County](/blog/how-do-i-appeal-my-property-tax-valuation-in-salt-lake-county) covers the mechanics.

I am not going to quote rates or bill amounts, because those vary by district and change annually, and a figure here would mislead you. Ask the county for the address you are considering.

## Who should look somewhere else

- **You want a walkable center.** Sandy, Draper or Daybreak.
- **Trails from the door matter most.** The bench cities.
- **You want an age-restricted community with a clubhouse program.** That is a different product and West Jordan is not where it is concentrated.
- **You are leaving Utah winters behind.** Then this is the wrong half of the state, and [what your house here buys in St. George](/blog/what-does-my-herriman-home-buy-in-st-george) is the comparison worth running. [Whether St. George suits retirement](/blog/is-st-george-a-good-place-to-retire) is the honest version of that question.

## Who it genuinely suits

- Households who want to stay near family in the south valley without paying east-side prices.
- Anyone for whom stairs are a current or foreseeable consideration.
- People who want the option of using rail rather than driving everywhere.
- Buyers downsizing who want to keep the difference rather than spend it on a newer house.

## What I would do

Decide the housing type before the neighborhood. If single-level matters, shop the older east side and budget for systems. If low maintenance matters more, look west or at a townhome near a station. Then drive the street on a weekday evening and a Saturday morning.

I am Kelsey Earl, a Realtor with Keller Williams South Valley, and the retirees who do best here are the ones who bought the right house rather than the best-known city. The ones who struggle bought a two-story because it was newer, and then met the stairs.

Buyers weighing this city against the newer southwest valley usually end up on one comparison, and [Herriman against West Jordan](/blog/herriman-vs-west-jordan) is it.

If you are deciding between staying in the valley and heading south, [get in touch](/contact) — and if the first question is what your current house would net you, [start with a valuation](/home-value).

**Note:** General information, not tax or legal advice. Tax rules, rates and deadlines change and vary by county — confirm anything here with the county assessor or treasurer and with your own CPA before you act on it.
